Sign pricing feels like a black box because most companies will not publish a number until you have sat through a sales call. Here is the honest version: real ranges by sign type, what actually moves the price, and how to get an exact fixed number for your building without any obligation.
| Sign type | Typical installed range | Best for |
|---|---|---|
| Monument sign | $8,000 to $20,000 | Professional street presence, offices, churches, schools |
| Monument with LED message center | $15,000 to $35,000 | Announcements that change: retail, churches, schools |
| Channel letters | Priced per letter set and size | Storefront branding on the building |
| Lighted cabinet sign | The affordable lighted workhorse | Strip malls, service businesses |
| Pylon sign | Quoted by height and engineering | Highway visibility, multi-tenant centers |
| Commercial awning | Sized to the storefront | Branding plus weather protection |
| Interior & ADA signage | Scoped per building | Lobbies, wayfinding, compliance |
Ranges reflect typical projects we quote and shift with size, site, and options. Every project gets a free fixed written quote, and the number we quote is the number you pay.
A monument sign’s price is mostly the base, not the cabinet. Brick or stone masonry, a poured footing, and site excavation often account for more of the invoice than the illuminated sign face sitting on top. A simple single-tenant monument on a small concrete base lands near the low end of the $8,000 to $20,000 range. A multi-tenant monument with real masonry, address numerals, uplighting, and landscaping work sits at the top of it.
Add an LED message center and you are paying for a second product bolted to the first: a full-color or mono display, its own dedicated electrical circuit, and a controller your staff will use every week. That is why the range jumps to $15,000 to $35,000 the moment a digital display gets added to a monument base.
Pylon signs never get a flat price range because every one is a small structural engineering project. Pole height, cabinet size, the wind load rating for your county, and footing depth all change with the site, and code requires a stamped engineering drawing before a permit gets pulled. A 20-foot single-tenant pylon and a 45-foot multi-tenant highway pylon with LED price digits are not the same category of project, even though both get called “the pylon sign.”
If you already own a pylon and the steel and footing test out sound, retrofitting the faces and lighting is almost always cheaper than a full rebuild. We inspect the structure first, then hand you fixed numbers for a retrofit and a full replacement side by side so you are comparing real figures instead of guessing.
Channel letters are priced per letter, not as one flat sign, because every letter is its own fabricated, individually wired unit. A short one-word name in modest letters costs far less than a long business name in tall, halo-lit letters on a raceway mount. Lighted cabinet signs stay the more affordable lighted option because one box with a printed or routed face does the same storefront job with less fabrication time per square foot.
Both options can be re-faced later if your branding changes, and that matters more than most owners expect going in. A re-face runs a fraction of the cost of a brand new sign, and it is worth asking about any time you are comparing storefront options today against a rebrand you can already see coming.
Most municipalities cap sign height and total square footage by zoning district, and that cap, not your budget, often sets the ceiling on what you can build. It is worth checking the local code before you fall in love with a size, because a sign that exceeds the allowed footage gets sent back for a variance request, which adds time and sometimes a public hearing before you ever pour a footing.
Some properties round out the entrance with a flag pole program instead of, or alongside, a second sign element: an American flag, a state flag, or a rotating feather flag for a grand opening or seasonal promotion. It is a smaller line item than a second monument and it adds motion and height to a site that a static sign cannot. See flag poles for how that gets priced alongside a sign package.
Not every aging sign needs to come down. If the structure is sound, a sign repair or a lighting retrofit through sign lighting upgrades often solves the actual problem for a fraction of new-sign money. If your case is a flickering neon or an aging exposed-bulb sign, our breakdown of neon sign repair costs versus LED retrofit lays out that decision in detail. The same repair-versus-replace math applies to the rest of the property. See our guide to parking lot light repair costs for that side of the site.
Churches and schools shopping specifically for a message-center package should start with our complete guide to church sign costs and types, since that market has its own sizing and budget patterns.
White Glove covers everything: design, permits, fabrication, freight, and installation by our crews and vetted partners anywhere in the country. Sign Only builds the same sign in our shop and ships it with stamped drawings for your installer, which is the value play when you have your own crew. Financing is available on qualifying projects from around $180 per month, with $0 down options. See financing for details.
Every project starts the same way: a site visit or photos of your building, a design pass, and a fixed written quote before anything gets fabricated. Once you approve it, we pull permits, engineer what needs stamping, and build the sign in our Central Illinois shop. Local jobs get installed by our own crews. Farther out, we manage the install through vetted partners, and signs ship nationwide with complete drawings either way.
That process is behind every photo in this guide: a masonry monument for Sterling Bazaar in Peoria, a highway pylon for Schaefer Autobody Centers, channel letters for Play It Again Sports in Bloomington. We quote and build the same way for a single storefront near Springfield as we do for a multi-site rollout three states away.
Design it in our free 3D builder and send it in, or answer a few questions on the quote form. Fixed written pricing, usually within one business day.
Design & Price in 3DEvery price above comes from a sign built, and in most cases installed, by our own team in Central Illinois. Outside that radius we manage installation through vetted partners and ship signs nationwide with complete stamped drawings, so the fixed number you get quoted holds no matter your zip code.
